Each property has different legal setbacks, and sometimes covenant setbacks indicating where you can build on the land. It is vital to know what they are before dirt-work/work begins on the property. This information is in your home mortgage paperwork--specifically your Mortgage Inspection Report.

Before building, a level pad must be built. Dirt work and leveling will be included in your quote if you request a free site inspection from BlackWater. You get a better overall experience and price by letting us do your dirt work.
To ensure a high-quality foundation and slab, aesthetically pleasing building, conformity to county/city code, correct fill-material use, hassle free experience, no additional charges, and a happy customer we highly recommend having us do the site prep. We cannot offer a warranty or a guarantee on the concrete if we are not the ones that built the pad underneath.
From years of experience, the money you would save by doing the dirt-work yourself or using a friend is usually spent after the building is up and the pad is not in conformity to code, not correctly packed down, or not level and has to be corrected before concrete can be poured.

Our standard metal is everyone else’s upgrade. We us 26G on all our projects.

Nail Lams are straighter, stronger, longer, and wont twist. If you go with a 6x6mca or a 5x5cca there is a high probability of the post twisting and causing problems in the future. Not all 5x5s and 6x6s are created equally, some are bent, some are already twisted, and some are straight and good.
You can rest assured knowing that a built nail lam is always the same as the next!

We offer three types of insulation. The first two are installed as we build the structure. It goes in between the frame and the sheet metal.
1. Therma-Guard Reflective insulation, R-9 Value (Highly Recommend) - Best bang for your buck
3. Spray Foam - The best money can buy, but fairly expensive for sure!

All colors carry a 40 year warranty against changing color, chalking, cracking, fading and peeling.
The nail lam treated posts we use are guaranteed not to rot or decay for 50 years.
The workmanship warranty is 1 year on a BlackWater Structure! (if there is a problem, you will know with a week or two for sure)

We use “Mid America” quality, commercial style, steel, overhead doors designed to withstand daily wear and tear. You can choose insulated or non-insulated and there is a wide array of sizes to meet your needs. Unless requested otherwise the doors will be white. Quotes for special colors and styles are available upon request.

It depends on the size of the building and weather conditions, but usually every building including concrete and doors is completed within three weeks.

That depends on how much money you would like to spend. We haven’t turned one down yet.

We accept cash, check, or credit cards; there is an additional 4% credit card processing fee.

Technically yes. If we see a detailed quote and you really want the subpar materials other builder use, then yes, we will not be beat on price. But Blackwater prides itself on using the highest quality materials available. We fully believe its worth the extra 4% to 10% depending on size to get peace of mind.
(If you insist on us price matching, don’t be upset if we won’t put our nameplate on the building)

When you are planning your project please keep in mind we keep a pretty good size backlog. We can usually figure out how to squeeze you in within a month or so depending on the weather.

Mother Nature is one of the only things we can’t control. A good rule of thumb is, if it rains for 1 day add 4 days, rain for 2 days add 6 days, rain for 3 days add 8 days. You do not want us trying to build a pad or pouring concrete in the rain. If we were to try that, our work would then be subpar for sure.
